Labor rates in Klang Valley are the real differentiator. A trained ELV technician bills RM 45–70 per hour; a Crestron programmer rents at RM 200–300 per hour. Because most KL strata management restricts after-hours access to 6pm–11pm windows, expect double-time labor on core switch cutovers and firewall swaps in occupied buildings.

The landlord’s fit-out allowance is typically RM 80–120 psf for Grade A, but it rarely covers control systems. Landlords pay for floors, ceilings, and lighting. Structured cabling in KL averages RM 280–420 per Cat6 drop, installed, including faceplates, patch panels, and testing reports. A 30-seat floor with two meeting rooms will need 50–55 drops. Wi-Fi deployment uses one ceiling-mounted Ubiquiti UniFi U6 Pro (RM 700–950 per unit) per 900–1,200 sq ft of open plan.
